To apply for a rental contract with Campus Living MetStudios, you must send us a request for one of the apartment types here. Press 'Submit application' and provide your desired apartment type, study location, a brief presentation of yourself and we will contact relevant applicants. Contract is signed and you can look forward to moving into Campus Living MetStudios. We primarily offer the display of our student residences on the website. Please contact us if you would like to book a viewing. Fasting days will be set up in the summer for this.
You can apply all year round. If we do not have an available apartment for you, you may be placed on a waiting list.
In the application form, you can select the desired type of housing. Campus Living MetStudios has 5 different housing types in the property which was completed in 2020. All apartments have a private bathroom and a kitchen. With us, you search by type of housing rather than one specific dwelling. You will know exactly which dwelling you will live in when you are assigned a lease. Please note that assigned housing, can be changed by the landlord before taking over where you will be notified in advance. The housing types may vary slightly in size, floor plan and are located from 2 to 5 floors of the property.
You are between 18 and 35 years old and a student either at a school, vocational school, college or university that is approved by the Lånakasse. Part-time student minimum 15 credits per semester. If you are under the age of 18, your parents may be responsible in the rental agreement.
Normally, we enter into rental contracts for one year at a time. The rental start and move-in date is then 01. August during which the tenancy will run until 31 July of the following year. Note that a new contract is not guaranteed, and must be applied for. The tenancy may not be terminated by the tenant during the tenancy, but subletting is permitted subject to approval from Campus Living MetStudios.
Price and information on apartment types can be found here. The apartments are located from the 2nd to the 5th floor and all have their own bathroom and kitchen. You can apply for preferences and we will take it into account, if there is capacity. We have 5 different housing types that vary according to size (BOA m2) and number of bedrooms — You are sure to find one that suits you perfectly!
The regular rent includes internet, sewer fees, hot water, janitorial services and weekly cleaning of common access and living areas
In addition to the regular rent, an a-account is paid for electricity per month. Electricity is calculated once per year after the 2nd semester of study based on actual consumption.
The tenant takes out his own home insurance and pays a fee to the communal laundry.
The prices stated on the website are valid for the period from 01. August of the current year until the 31st. July. the following year. Then there will be new rental rates to take into account general price growth and the market.
The tenant can choose between a deposit or a rental guarantee from Tryg insurance. The landlord creates this in connection with the contract signing via www.hybel.no
The amount will vary depending on the type of apartment and the choice of security. The exact amount can be found in the ad text on the apartment type you want.
We are committed to ensuring that you have the best study day, which is why we have built several rooms that everyone who lives with us can access. Meet your neighbors over a game of table tennis in the game room or watch a movie in the cinema room. There are also several study rooms and lounges, as well as a laundry, lobby and bicycle parking in the building. We want to create a good living environment where residents can thrive, make friends, and have a good and safe home during their studies.
Use of common living areas (including laundries) must be made within the current opening hours, currently on weekdays from 07:00 to 23:00, and on weekends from 08:00 to 24:00.

We offer indoor bike parking on the first floor of the property which is only available to tenants. Use the entrance (exit) from (to) Sofiesgate where you will find the bicycle parking. Please note that you need a key to access both the entrance (exit) from (to) Sofiesgate and the bicycle parking itself.
Animal husbandry is not allowed. The exception is if there are good reasons for keeping animals and that it does not disadvantage the landlord or other residents of the property.
Cleaning company washes common areas weekly, but all residents have to clean after themselves.
Campus Living MetStudios sets fire safety high. The property has been totally renovated and was completed in 2020 and has a solid fire warning system as well as sprinklers.
All tenants at Campus Living MetStudios can report damages and defects. As a tenant or applicant, you can also report errors and omissions via your dorm profile.
Locate and familiarize yourself with the fire alarm system and evacuation procedures.
Locate and familiarize yourself with all stopcocks in your residence. You may want to shut off the water if you are traveling away for extended periods of time.
Locate and familiarize yourself with the stove guard. If your stove has started to beep and/or stopped working, it seems that your stove guard is talking about somer the cause. Stove guard mounted above cookers must at times be restarted or adjusted and reprogrammed so that it does not misinterpret normal use with the risk of fire. Best you can do is find what brand it is on the stove guard, also Google the user manual online. Adjustment and reprogramming is very simple.
Locate and familiarize yourself with home appliances. If you have problems with your appliances such as dishwasher/stove/oven/hob, the best thing you can do is to find out what make, model and serial number of the appliance is, also Google the user manual online so that you can troubleshoot the product based on the user manual.
Locate and familiarize yourself with leak stops. Several of our apartments are equipped with Høiax AquaSafe leak stops. This detects leakage from the sensor tape and activates the magnet valve that shuts off the water. It will also cut off the power supply to the power connector on the leak stopper. Best thing to do in case of error on this one is to Google the user manual online.
Dry sensor tape with dry cloth. Then press the Reset button to stop the alarm.
Locate the fuse box and review the course listing that tells you which fuses cover which areas. If it gets dark, there is usually a fuse that has gone and you can easily reactivate or replace it yourself. Electricity is normally not included in the rent and the individual tenant must take out his own electricity subscription. In the event of a power outage, contact your electricity provider.
All tenants are obliged to comply with given house order rules -see your signed lease agreement with us.Landlord may change these house rules if necessary. Any change to the house rules will take effect immediately and will be notified to tenants via email, sms and/or website.
Locate and familiarize yourself with the property's garbage facility. The tenant is responsible for the proper disposal of waste. Littering on the property or around garbage facilities is not permitted and removal may be charged to the tenant.
It is important to carry out regular cleaning of the dwelling, especially the kitchen and bathroom. See more about this in the section on “How to clean and clean the whole house thoroughly?”
This is allowed only by written agreement with the landlord. This means that it is not allowed to drill holes and install screws, shelves, flat screens, etc. without consent. If you have received consent to hang up, this should remain in the apartment when you move out.
Water should be wiped away immediately so that damage/moisture penetration does not occur.
Exhaust in the bathroom/shower, as well as drains from sinks in the kitchen and bathroom must be cleaned if necessary, use a good drain opener if necessary. In the drain, a lot of hair/grease/dirt accumulates, and this must be physically removed by opening the cover.
Visible piping during washing in bathrooms and kitchens should be tightened by hand, at least once a year. Some taps that drip you can try to tighten up yourself, the same applies to the shower head in the bathroom.
As a rule, hinges and handles can be easily screwed into place and should be checked regularly.
It is very important to air regularly to maintain a good indoor climate and to avoid breeding grounds for dampness, fungus and eventually rot. In winter, it may be necessary to shock air.If you dry clothes inside or shower, it must be ventilated extra well. Use kitchen and bathroom fan frequently. If condensation is detected on the windows, it must be wiped with a dry cloth to prevent moisture penetration into the wood and sills.

Takeover of the apartment can take place no earlier than 12:00 on the date your rental contract with us starts. Takeover is accomplished by sending you one unique digital key/ “Mobile access” through the Livvi app. More information on “Mobile access” and the Livviappen, press here. The apartment should be pre-checked by the landlord, but it is important that you as a tenant also check the apartment for any defects, defects or discrepancies and notify the landlord by filling in the move-in protocol you will receive before taking over. Everyone staying with us must use “Mobile access” through the Livvi app, to enter and exit the building. Each unique digital key is issued by the landlord. With the Livvi app you can access your apartment, common areas and common doors. The app is designed to be easy to set up and use. All tenants are obliged to familiarize themselves with the house rules, as well as special rules of use for the different common areas.
The rent is paid in advance, no later than the 1st of each month. Rental invoice will be mailed to you approximately 14 days before due each month with due date on the 1st of the following month. For example, the rent for September will be sent to you approximately 14 days before, with a due date of 01.09.
It is not possible to deduct rent from the deposit during the rental period.

The mailbox is foiled and marked with the apartment number, which you will be assigned upon takeover of housing. The mailboxes are located in the entrance hall. The mailbox should be marked by the tenant with a mailbox sign small, white. Our shared laundry provided by Miele and their AppWash are located on both the 3rd and 4th floors. You will find two washing machines and two dryers in each laundry. We have an agreement with and use the digital laundry platform AppWash.
All you need is an app to do laundry with us. You don't even need to bring detergent with you or think about how much soap to have.It fixes the machine all by itself. It's that simple! In case of errors or questions, please contact support@appwash.com. Prices are set and changed by our supplier Miele and their AppWash. Our estimates indicate that the use of a washing machine costs about NOK 25, - per wash, and the use of a dryer costs about NOK 15, - per dry. (Laundry detergent is included in the price.) The garbage room where residents can dispose of waste can be found on the ground floor of the property which is accessible only to our residents. Use the entrance (exit) from (to) Sofiesgate where you will find the garbage room. Please note that a key is required to access both the entrance from/to Sofiesgate and the garbage room itself.
The tenant is responsible for the proper disposal of waste. It is therefore not allowed to leave garbage, cardboard, furniture etc. in corridors, stairwells, or on the ground around garbage facilities. This is considered a breach of the lease and the cost of removal is charged to the tenant.
We care about the environment and have a clear focus on social responsibility and sustainability. We want residents to follow current guidelines and rules for waste disposal.
All garbage must be put in bags before throwing it into the garbage containers.
Do not throw things that are not in a bag in the containers.
Fold together the cardboard and paper before putting it inthe paper containers.
Styrofoam and plastic should not be in the paper containers.
Do not put garbage next to the garbage wells
If you have an extra large amount of rubbish, you must return it to the recycling station yourself.

Create “New maintenance case” from the rental platform hybel.no. The caretaker will then receive the task directly. Feel free to take pictures and post a good description of the problem. Our janitors work every day of the week between 08:00-15:00. You can get help as soon as we can.Please note that a caretaker can enter the property if you are not at home to fix the problem. They do not have the opportunity to arrange a time directly with our tenants. In case of emergency situations such as water leaks or the like, contact the watchman service immediately! Please note that failure to notify in such circumstances is considered a breach of the rental contract and may result in you being liable for any damage to the property. If you have an acute problem, our watchmen can help you.
If you see or experience noise, house noise, unwanted stay of people in common areas or need to be locked in your home.
Contact Toma Security by phone: 22 20 70 00. With the presence of the watchman, we will reduce unwanted traffic and behavior. The inspector will carry out inspections of different scope, at varying times, according to what has been agreed.
Please note: If you have locked yourself out of the property, a security guard can assist you, but there will be a lock-in fee. Tenants who, by annoying noise/fastening, cause the guard company to move out will be billed for the printing. Caller will not be billed.
Existing tenants who wish to continue to live in CampusLiving MetStudios for a new lease will need to apply for a new contract as will others.
The landlord will endeavour to allow tenants who are awarded a new contract to stay in the same residence, if this is desired.

You must apply to sublet the accommodation and it must be approved by Campus Living.
Unless otherwise agreed, the tenant is obliged to maintain door locks, faucets, water closets, electrical connectors and switches, hot water containers and fixtures and equipment in the domestic space that are not part of the immovable property. The tenant is also obliged to carry out the necessary functional inspection, cleaning, battery replacement, testing and the like of smoke alarms, fire extinguishing equipment, etc.
What you have the obligation to maintain, you also have to pay for.That is, if you are in charge of having the walls painted, you will have to pay both the cost of the job being done and the expenses of painting.
You are responsible for following the terms of the rental agreement, paying rent, treating the accommodation with due care and maintaining the apartment in which you live. The apartment shall be used for residential use only and must not be used in such a way as to cause embarrassment or inconvenience to other residents or neighbours.
· Any tenant is obliged to notify within 14 days if there is a major deficiency in the dwelling after acquisition.
· The tenant is obliged to replace and promptly report any self-inflicted damage and any damage caused by persons the tenant has given access to the dwelling. Rectification of accidental damage does not count as maintenance
· Smoking in the rental property is not allowed.
· Animal husbandry is not allowed without the landlord's approval.
· The tenant cannot, without the consent of the landlord, make changes to the house or to the property in general.
· The tenant is further obliged to keep the dwelling and property in the condition provided for by the lease agreement and the Rent Act.
To prevent clogged drains, water damage and bad odors in the bathroom, one should clean the drain twice a year. As a tenant, you can do this all by yourself. Cleaning the drain involves more than just pouring drain cleaner down the floor grate and hoping for the best. To clean the drain, you must first take up the floor grate, so that you can access the dirt that you are going to remove. 1. Remove the grate.
2. The next step depends on what kind of drain you have. If you have a modern bathroom with a modern sink, there is a “cup” that you should be able to easily pull up from the drain. If you have an older bathroom, you don't have this.
3. Remove hair remnants and any visible grime you see and reach in the drain and on the “cup”.
4. Feel free to use an old dish broom to scrub what has started to petrify.

To prevent waterlogging, water damage and bad odors, you shouldclean the siphon twice a year. As a tenant, you can do this all by yourself. Cleaning the siphon involves more than just pouring drain cleaner into the siphon and hoping for the best. To clean the siphon, you need to disassemble the pipes under the sink. A tip when cleaning the siphon is to take a picture before you start disassembling the pipes, so that it will be easier to reassemble.

1. Put a bucket under the siphon to catch any water spills.
2. Unscrew the siphon. It's the part that looks like a cup at the bottom of the piping system.
3. Drain the siphon. Clean the cup and feel free to rinse through a little. (Make sure the bucket below catches the water.
4. Assemble the siphon. Check that the gasket (rubber ring) is tight. Replace it with a new one if not. You can buy it from a specialist dealer.

In case of problems with the dishwasher, you must:

1) Try to stop the water leakage to the best of your ability. This can be done by finding the stopcock in the apartment which is typically in the bathroom or under the kitchen sink.

3) Wean further process from landlord
If you feel that the fan is not taking up enough matos when cooking, presumably the exhaust fan and filter are full of grease. Often there are 2different filters in exhaust fans. A steel grease filter and a charcoal filter that sits inside the kitchen fan. The grease filter can be washed by hand or in a dishwasher. By hand, use warm water with Zalo, preferably adding a little salmiac. It is important to rinse the fan clean and dry the parts. The charcoal filter must be removed and replaced with a new one, this is recommended to be done approximately every 3 months. Externally, the fan can be wet cleaned with a microfiber cloth moistened with water. Then wipe the outside of the fan with paper towels or a completely dry cloth.
Pests and insects can be harmless, some are bothersome and others are direct pests. www.anticimex.com is a website with information on what you can do, and how to identify pests. If you suspect that there are pests in your apartment, immediately contact the landlord.
Bed bug tips: Bedbugs are beetle-like, blood-sucking insects that settle in or by your bed or couch. They do not destroy buildings, clothes or furniture, but feed on sucking the blood of people, much like a mosquito. When traveling you should always check the bed and mattress for traces of bedbugs. If you find bed bugs or traces of them, you must request a new hotel room. Be careful not to buy used beds, or to adopt beds someone has set aside. If necessary, the bed should be frozen before use. If you suspect that you have bedbugs with you, contact us immediately to have your luggage frozen.
Do you see black marks on the bed, getting stings on the body or red spots and swellings on the skin? Contact the landlord immediately.
The deposit will be refunded to you at the end of the tenancy, provided that all your invoices have been paid and the accommodation has been returned without damage or defects.
It may take up to 4 weeks after moving out before the money is back in your account. Normally this takes about 2 weeks.
Approximately one month before the end of the contract, the landlord will conduct a preliminary inspection of the accommodation. Deficiencies/damages must be reported to the landlord on an ongoing basis. We encourage you to ensure that all defects/damages and abrasions are recorded during the prior inspection.
The return of your residence takes place at the agreed time, no later than 12:00 on the day your contract expires. The landlord conducts the check-out onfixed days before the end of your contract. You will get more information about this before your contract expires. Upon return, the landlord and tenant review the housing community, and the dwelling must be fully moved out and washed out of the wood return.
After the return, the tenant no longer has access to the dwelling. Even if the apartment was to be returned before the lease expires, you will have to pay rent out the term of the contract.
Moving and washing out is time consuming. How extensive it will be depends on how well it is cleaned on a daily basis. There are requirements for a complete and thorough removal of the dwelling before returning. All stains and dirt should be removed, and you need to wash places that you would not normally wash during regular cleaning. Bathrooms and kitchens especially need to be washed carefully. Remember to wash inside cabinets, clean gutters and clean filters in ventilator.
All damages and defects must be reported to the landlord continuously, and well in advance of return, so that rectification can take place during the tenancy period of the responsible tenant. Any inadequate/ delayed notification may cause the landlord rent losses for which the tenant may be liable

Takeover of the apartment can take place no earlier than 12:00 on the date your rental contract with us starts. Takeover is carried out by sending you one unique digital key/ “Mobile access” through the Livvi app. More information on “Mobile Access” and Livvi app, tap on “Livvi”
The apartment must be pre-checked by the landlord, but it is important that you as a tenant also check the apartment for any defects, defects or discrepancies and notify the landlord by sending us an email to oslo@campus-living.no

At Campus Living MetStudios, you get a mailbox that is shared with the collective.
The mailbox is foiled and marked with apartment number, which you will be assigned upon takeover of housing. The mailboxes are located in the entrance hall.

Your mailbox key can be found in the apartment, on the inside of the kitchen cabinet above the kitchen hood, on a peg.
The rent includes free wireless internet access in the property.
• Up to 100mbit on wifi in dorm networks
• Up to 50 mbit on wifi guest network
• Up to 1000 mbit on wired dorm network
Our internet service provider is Tele-com Middle Norway. They deliver to the building a speed of 10/10 Gbit/s. Downloads and uploads are included in the rent and available in all rooms. User guide follows enclosed.
At the shared laundry you will find both washing machines and dryers. Washing machines are self-dosing and do not use their own detergent or fabric softener. Using your own detergent or fabric softener can damage machinery and cause leakage. Both detergent and fabric softener are perfume-free to spare users with allergies. Our laundry from Electrolux has its own App called AirWallet where you can book machines and get a complete overview of the laundry. You can see how many machines are in use at any given time and replenish your laundry account with electronic deposit. The communal laundry is located on the same level as the main entrance. Entrance to the right of the reading room. We recommend that you take a look at the User Guide as well. User manual is attached.
The tenant is responsible for the proper disposal of waste. It is therefore not allowed to leave garbage, cardboard, furniture etc. in corridors, stairwells, or on the ground around garbage facilities. This is considered a breach of the lease and the cost of removal is charged to the tenant.
It should be quiet on Campus Living 360 from 23:00 to 07:00 on weekdays and on weekends from 24:00 to 08:00. The tenant must follow common house order rules. If the tenant is frequently complained about, the landlord may consider terminating the tenant. Do you experience trouble/party trouble after these times? See point below. If you, as a tenant at Campus Living 360, have lost or misplaced keys and need help locking outside of the rental manager and caretaker's working hours. Then Avarn Security can help with this. You will be given information about relocation.
90 days before your lease expires, there will be a checklist for your own use. This is used for washing and moving. This list is identical to the one that the rental manager or caretaker later uses when completing the inspection of your home. Also report defects and defects that have occurred during your stay, whether it is wear and tear that we cover, or it is damage that you yourself are responsible for covering.
On move-in day: stop by the rental office and request a check as soon as you're completely done so we can send a janitor (by 3pm). You will then have an opportunity to correct any flaws/defects in the sink.
We want everyone to thoroughly wash the rooms or apartments before inspection. If something needs to be fixed, it must be set aside for this by the end of our working day. We therefore request that inspection be carried out by 3pm.
When you're ready for us to look over, stop by our rental office or email us at 360@campus-living.no. We then send an employee who arrives at the residence as soon as possible. We would like the tenant to be available for information on any remediation and instructions from whoever is inspecting. Inspection should therefore be carried out with the tenant present.
Moving out without a check?
If you move out without the rental manager or caretaker having checked the laundry, there may be deficiencies in the cleaning. It's easy to overlook something, even if you're thorough. Should it be necessary for us to carry out additional cleaning, the cost of this will be billed at NOK 550, - per hour started. In case of very poor cleaning, the cleaning agency will perform the job at fixed rates.

Prices: • Studio NOK 1 200, - as long as it is not very dirty. The dorm must be emptied of belongings.
If there are any retained assets left, NOK 500 will be invoiced per elapsed hour for removal. In addition, waste may be disposed of (applies to larger assets).
